Your monthly payment has two parts. The first is principal and interest, which comes from the loan amount, your rate, and the number of months. The loan amount is the home price minus your down payment. The second part is property tax and home insurance, which we split into monthly amounts and add on top. Real quotes can also include private mortgage insurance and homeowner association dues, so treat this as a close estimate rather than a final offer.
